This is a value-first realtor outreach workflow—not a generic cold-text blast.
Offer to expand the visibility of a listing through your own client audience and social channels. The listing agent stays clearly credited, and you only create or share content after they give permission.
The five-step play
- 1
Choose a listing you genuinely want to promote.Review active public listings on Homes.com or Zillow. Start with properties that fit the buyers and social audience you already serve.
- 2
Choose your outreach path. You can use the contact option made available for the listing agent directly on Homes.com or Zillow, or use a reputable source such as Model Match to build a focused realtor list for a specific area. Verify each contact and follow the provider’s terms.
- 3
Send a permission-first text message before using any listing content.Say exactly where you plan to share it, make clear the agent will be credited, and wait for an affirmative reply.
- 4
Use Marketplace Turbo to prepare the draft.Once permission is documented, track the property and realtor in Turbo, review the Facebook draft yourself, and publish only if it meets the agent’s approval and your compliance requirements.
- 5
Close the loop with useful feedback.Send the live link, report any genuine buyer interest, and keep the relationship warm with helpful listing exposure—not a request for referrals.
Permission checklist
- Get clear written approval from the listing agent or authorized brokerage contact before posting.
- Use only photos, description, price, and details the agent approved for your use.
- Credit the listing agent and brokerage exactly as requested; do not imply you are the listing agent.
- Follow MLS, brokerage, portal, Facebook Marketplace, advertising, licensing, and company-compliance rules.
- Do not promise a buyer, misstate lead volume, or use automated text outreach where consent is required.
Important: LoanSide is an organization and presentation tool, not a legal, MLS, advertising, or TCPA compliance system. Have your broker/compliance team approve your final outreach and listing-posting process.

Hi [Agent Name], I’m a local mortgage professional building a resource for buyers who are exploring [Area].
Your listing at [Property Address] stood out. May I share an agent-credited version with my audience? If it isn’t a fit, no problem at all—I wanted to ask first.
